Maintenance Plans

Our maintenance plans are set up for Durban and KZN coast sites that need regular refrigeration and air-conditioning care. We match the service interval, asset mix and reporting to the way your business actually runs.

How our service contracts are structured

We build each plan around the equipment on site, the hours you trade, and how much risk you can carry if a system stops. A small shop with one display chiller does not need the same schedule as a food plant with cold rooms, freezer rooms and split aircons across several buildings. We start with a site review, then set the scope, frequency and reporting format so everyone knows what is covered.

For Durban and the coast, moisture, salt air and power interruptions matter. That means checking drain lines, electrical terminations, fan motors, controls and temperature performance more often than a basic once-a-year visit. If you are in Glen Anil, Durban North, Umhlanga, Pinetown, Ballito or the South Coast, the plan is still practical to reach and easy to manage.

What we include on each planned visit

Every visit is recorded and the work is matched to the assets listed on your contract. We can service cold rooms, freezer rooms, display chillers and commercial or industrial air-conditioning. The technician attending the site follows the agreed checklist and flags any issue that needs repair before it becomes a breakdown.

  • General condition checks on compressors, fans, contactors and wiring
  • Temperature logging and verification against set points
  • Filter cleaning or replacement on air-conditioning equipment
  • Inspection of coils, drains, insulation and door seals
  • Leak detection and refrigerant pressure checks where required
  • Electrical fault finding if a fault is developing during the visit

We also look at cleaning, access and airflow around equipment because a blocked condenser or a dirty return path can push running costs up very quickly. On some sites we find the issue is simple, like a failed contactor or a loose terminal. On others the signs point to a larger problem and then we advise the next step clearly.

Choosing the right plan for your site size

There is no single contract that suits every business. A retail store in Umhlanga may only need scheduled aircon maintenance and display chiller checks, while a bakery or butchery may need frequent cold room and freezer servicing as well. Larger industrial sites often need separate reporting by area, plus after-hours access so maintenance can happen without disrupting production.

We usually group plans into three types. Smaller sites get a basic monthly or bi-monthly visit with priority support. Medium sites get scheduled visits, temperature records and a tighter breakdown response window. Larger sites get a tailored service matrix with the maintenance spread across departments or shifts. That keeps the work organised and stops key assets being missed.

  • Small site: one or two refrigeration assets, plus light commercial air-conditioning
  • Medium site: mixed refrigeration and aircon, often with trading hours to work around
  • Large site: multiple cold rooms, freezer rooms, chillers and plant equipment

How we handle breakdowns during a contract

A maintenance plan is not just about visits, it is about what happens when something fails between visits. Contract clients are logged for priority breakdown call-outs, and we keep the service history on file so the attending technician can see what has happened before. That saves time and helps us get to the likely cause faster.

If a freezer room starts warming up, or a display chiller shows unstable temperatures, we first check the electrical supply, controls, fans, refrigerant circuit and airflow. In many cases we can stabilise the issue on site and advise the repair needed. When parts or deeper work are required, you get a clear explanation and a practical next step, not guesswork.

Reporting, compliance and temperature records

Many sites need more than a maintenance sticker and a verbal update. Food-related businesses, storage facilities and shared commercial properties often need proof that temperature checks, servicing and fault follow-up are happening on schedule. Our service contracts can include records that support internal audits, landlord requirements and basic compliance checks.

We keep the reporting simple enough to use and detailed enough to be useful. That can include visit dates, faults found, actions taken, parts recommended and temperature readings. If a manager changes or the site is handed over to a new operator, the records help the next person understand the condition of the equipment without starting from scratch.

Getting started with a plan that fits the site

To set up a maintenance plan, we usually ask for a list of equipment, the site address, access times and the main contact person. If you have drawings or an asset register, that helps, but it is not required. We can start with an inspection and build the schedule from there. For sites in Durban and along the KZN coast, it is often better to get the first visit done quickly so weak points are picked up before summer load or load-shedding puts extra strain on the system.

If you are unsure how much support you need, start with the equipment that would hurt your business most if it stopped. That may be a freezer room, a meat display chiller, or the air-conditioning in a production area. From there, we can add the rest of the site in a way that keeps the budget sensible and the work properly covered.

Questions we get asked

What kinds of businesses do your maintenance plans suit?

They suit shops, food outlets, warehouses, offices, factories and mixed-use sites with cold rooms, freezer rooms, display chillers or commercial air-conditioning.

Can you tailor the plan to one site with mixed equipment?

Yes. We can combine refrigeration and air-conditioning in one contract and set different visit frequencies for different assets if needed.

Do maintenance plans include breakdown call-outs?

Yes, contract clients get priority support for breakdown call-outs and we use the service history to diagnose faults faster.
