What our aircon maintenance covers
Our aircon maintenance service is set up for commercial comfort cooling systems used in offices, retail spaces, clinics, workshops and light industrial buildings. We clean filters, test condensate drains, check airflow and confirm that each unit is cooling within expected range for the room size and usage. If the unit is short cycling, losing performance or tripping on a fault, we pick that up early before it becomes a breakdown.
For Durban and coastal sites, humidity, salt air and dusty road conditions can all affect aircon performance. A unit that looks fine from the outside may still be pulling in dirt through the coil, holding moisture in the drain pan or working harder than it should. That extra load shows up in higher running costs and uneven temperatures. Our checks are practical and aimed at keeping your system safe, clean and ready for daily use.
- Filter cleaning or replacement guidance
- Drain pan and drain line testing
- Indoor and outdoor coil inspection
- Fan, thermostat and control checks
- Operating temperature and airflow checks
Our maintenance process on site
We start with a site walk-through so the technician understands which areas are occupied, which units are priority units and whether any rooms have been running warm or noisy. We then isolate the unit safely, open up the covers and inspect the components that most often cause trouble. Where access is tight, for example above ceilings or in back-of-house plant areas, we plan the work to avoid disruption to staff and customers.
After the physical cleaning and checks, we run the unit and record the basic operating readings. That includes supply air condition, return air condition, drain flow, fan operation and visible signs of strain on the system. If we find a fault such as blocked drainage, failing capacitors, loose connections or low gas symptoms, we report it clearly and advise on the next step.
- Arrival and site safety check
- Clean, inspect and test the unit
- Record readings and note faults
- Give feedback before we leave site
Maintenance intervals for Durban sites
Most commercial comfort cooling systems in Durban do best on a quarterly maintenance plan, especially where the air is damp, the building runs most days and doors are opening often. Sites close to the coast, busy retail areas or dusty service roads may need attention more often. For smaller offices with lighter use, twice yearly servicing may be enough if the system is in good condition and the filters are changed regularly.
For systems that run long hours, we usually recommend a planned schedule that lines up with seasonal demand. Before the hotter months, the units need to be checked for restricted airflow and drainage problems. In the cooler months, we look more closely at general wear, control settings and anything that could cause trouble when the next heat wave hits. Priscilla Naidoo and the service team can build a reminder schedule so you are not left chasing missed maintenance dates.
- Quarterly for most commercial sites
- More often for coastal or high-use buildings
- Pre-summer checks for load-heavy systems
- Twice yearly for lighter-use premises
Turnaround times and service coverage
We cover Glen Anil, Durban North, Umhlanga, Pinetown, Ballito and the South Coast, with service work scheduled around live business operations where possible. For planned maintenance, turnaround depends on the number of units and site access, but most routine visits can be completed within a working day for small to medium premises. Larger multi-storey sites or buildings with several split systems may need a longer booking window.
When you log a maintenance request with service@coastalcoolings.co.za, Zanele Khumalo coordinates the booking and confirms the service window. If a unit is already giving trouble, we can often combine the maintenance visit with a fault check to avoid repeat call-outs. During busy summer periods, booking early helps us keep your site on schedule and avoid unnecessary downtime.
How we price aircon maintenance
Pricing depends on the number of units, the type of system, the height or access conditions and whether the visit is a one-off call-out or part of a service contract. A single wall-mounted unit in a small office is priced differently from a larger commercial site with multiple cassettes, concealed units or difficult roof access. We do not price blind. First we establish what equipment is on site, then we quote the work plainly.
Service contracts usually work out better for businesses that want predictable costs and fewer surprises. They also help with record keeping, since planned visits, findings and follow-up work are logged against the site. If a fault is found during maintenance, Aiden Pillay can price the repair separately after the issue has been confirmed. That keeps the maintenance rate clean and avoids guessing.
- Quoted by unit count and access conditions
- Different rates for routine service and repairs
- Contract pricing available for ongoing sites
- No unclear add-ons after the visit
Why regular maintenance matters in KZN
In Durban and along the KZN coast, air-conditioning systems work hard against humidity, airborne salt and power interruptions. When load-shedding or supply fluctuations hit, some systems restart poorly, hold error codes or draw more current than usual. Regular maintenance helps catch these issues before they turn into damaged components or warm rooms during business hours.
For commercial sites, the real cost of poor maintenance is not only the repair bill. It is staff comfort, customer comfort, energy use and lost trading time. A system with blocked filters or poor airflow may still run, but it will not cool properly and the compressor may be pushed harder than it should. Our maintenance visits are there to keep the system in service, not just to tick a box.
